Due Diligence Property Inspections & Capital Improvement Plans
I now use
Infrared
Thermal Imaging (IR) which is quite possibly the most important
technology to be used during Water Intrusion of Exterior Cladding
Inspections today! It allows me to detect items that would normally go
undetected through standard visual and moisture meter inspections.
For Water Intrusion through low pitch or flat roof
designs, Moisture Detection in walls and floors and Building Envelope
Analysis to locate points of moisture entry, Infrared Technology is an
invaluable tool to “see” what can’t be seen during visual inspections, and
in some cases, even during the sophisticated moisture detection equipment
process I use, due to exterior building substrate packages.

Multi-Family or Condominium Properties Capital Improvement Plans
For purchasers of Multi-family or Condominium properties who need to project future capital expenses I can provide accurate information by providing Capital Improvement Plans (from 1 to 20 years) based on the properties present conditions combined with future anticipated capital improvement requirements.
If you find that too often you are referred to other “professionals” by the typical inspection firm, causing additional inspection expenses, just skip that step and have Abode Specialist Inspection Services perform your inspection. When Wood Destroying Organisms, Mold Colonization, Stucco or EIFS Systems questions arise during a standard Due Diligence inspection I am the professional others refer to.
