I now use Infrared Thermal Imaging (IR) which is quite possibly the most important technology to be used during Water Intrusion/Mold Inspections today!  It allows me to detect items that would normally go undetected through standard visual and moisture meter inspections.

For Water Intrusion through low pitch or flat roof designs, Moisture Detection in walls and floors and Building Envelope Analysis to locate points of moisture entry, Infrared Technology is an invaluable tool to “see” what can’t be seen during visual inspections, and in some cases, even during the sophisticated moisture detection equipment process I use, due to exterior building substrate packages.

All of this at no additional fee!  My standard rates for my various Mold Inspection Services remain the same.  This is only an additional tool available to me to continue to provide superior services

CLUE Report (Comprehensive Loss Underwriting Exchange)

Insurance companies are using the CLUE report (Comprehensive Loss Underwriting Exchange) in making decisions regarding risk and are either not insuring high-risk clients or charging a much higher premium for the coverage. They are concerned with past multiple claims or incidents for water damage which can often lead to conditions conducive to mold contamination. Realtors, and their clients, are finding that insurance binders no longer guarantee continued coverage after the 60 day period. Adverse information regarding water damage claims found on CLUE reports can cause the house to be identified as "high risk". Abode Specialist Inspection Services, LLC, can provide reports from a Certified Environmental Inspector/Certified Mold Specialist which can be used by sellers and purchasers to:

bulletIdentify existing mold contamination, both obvious and hidden
bulletIdentify reasons for moisture which is required for mold colonization
bulletPrepare Mold Remediation Scope of Repairs and required Specifications to eliminate existing mold as Well as eliminating moisture/water intrusion problems
bulletDocument lack of mold colonization and/or lack of conducive conditions
bulletCollect samples for laboratory testing to identify mold genus or even species

Home sellers can use these services to eliminate existing mold contamination and conducive conditions prior to putting their homes on the market. Purchasers can use these services to provide their insurers with documentation regarding present conditions when the insurers become concerned with CLUE information.

For Realtors, this proactive approach will eliminate many surprises found at closing that often delay the closing process, if not derailing it completely.
