Limited Sampling

The purpose of limited mold sampling is to detect the presence of microbial contamination in client-defined areas of the subject property.  This level of service consists of taking appropriate samples in specific locations.  This service provides fast economical method to determine if and what types of mold are in a defined area.  The limitations of this service are that other sources of mold in a home may go undetected.

One outside air sample and one sample at each client defined area.

          Inspection:

·        Client defined area of inspection

·        Visual inspection of defined area

·        Collection of one or more samples in defined area only

·        Analysis of samples

·        Laboratory Report detailing presence and type(s) of mold, if any, found in the samplings

·        Laboratory Summary Report identifying if any “unusual” mold conditions existing in the sampled locations only, at the time they were collected.

Does Not Provide:

·        A guarantee that mold does or does not exist in the subject property

·        Remediation specifications of identified mold affected areas.

 

Mold Screen

This level of Mold Inspection utilizes a visual assessment of the entire house, identification of any “red flags” for mold, and limited sampling for mold.  If “red flags” are found in multiple areas, the client will be advised and offered the chance to have additional sampling performed in any/all identified areas and also the chance to upgrade to a Mold Survey.  The Mold Screen is usually performed as a routine adjunct to a normal house inspection associated with a real estate transfer, requested and paid for by the buyer.  The value of this service is that all “red flags” are identified.  It is limited since complete sampling and further field assessment are required to write remediation specifications for the site.

One outside air sample and one sample of each “red flag”.

            Inspection:

·        Entire property or special concern areas of property (client defined)

·        Visual inspection of readily accessible areas in the entire property or area of special concern

·        Collection of a minimum of 3 samples

·        If the visual inspection identifies “red flags” in multiple areas, the client will be advised and offered the opportunity to have samples collected in any and all identified areas.

·        Collection of additional samples in all “red flag” areas (at option of client)

·        Analysis of samples

·        Laboratory Report detailing the presence and type (s) of mold, if any, found in the sample(s)

·        Laboratory Summary Report identifying if any “unusual” mold conditions existing in the sampled locations only, at the time they were collected

Does Not Provide:

·        A guarantee that mold does or does not exist in the subject property

·        Remediation specifications of identified mold affected areas

 

Mold Survey

The purpose of the mold survey is to detect the presence of a microbial problem in all readily accessible areas of the subject property following prescribed protocols, and collect appropriate data elements to enable remediation specifications to be produced.  The value of this service is that it identifies, determines cause and provides corrective measures for all mold sources discovered in the entire house.  A limitation is that it is non-intrusive and hidden areas of mold may go undetected.

One outside air sample and one sample of each “red flag”.

            Inspection:

·        Provides a comprehensive mold assessment of the entire property

·        Includes a visual assessment of the readily accessible areas of the entire property for the presence of red flags”

·        Sampling is conducted in all “red flag” areas (minimum of 3 samples collected)

·        Digital photos of all affected areas

·        Room by room documentation

·        Analysis of samples

·        Laboratory Report detailing the presence and type(s) of mold, if any, found in the samples

·        Remediation specifications based on current scientifically peer review guidelines, such as but not limited to the New York City Department of Health and EPA guidelines

Does Not Provide:

·        Any professional opinion concerning conditions and/or areas that were inaccessible at the time of the Mold Survey Inspection

·        A guarantee the subject property is “Mold Free” or that conditions may not change in the future

 

Clearance Testing

Clearance testing is designed to determine the effectiveness of remediation efforts and to document the absence of microbial problems before renovations begin.  The nature and extent of the sampling is directed by the Remediation Specifications Provider, or Industrial Hygienist, as part of the remediation plan prescribed for the property.  Clearance testing is conducted within the containment areas after remediation efforts have been completed, before repairs/replacement work proceeds.  Containment areas are portions of the building that were sealed with polyethylene to limit spread of contamination during remediation.

One outside air sample and two samples in each containment area.

            Inspection:

·        Determines success or failure of mold remediation efforts in sampled areas

·        Is conducted in contained areas

·        Includes visual inspection for mold or settled dust and/or debris

·        Collection of a minimum of 2 air samples in each remediated area

·        Collection of 1 outdoor air reference sample

·        Analysis of samples

·        Laboratory Report detailing the presence and type(s) of mold, if any, found in the samples

·        A written report stating whether the remediation efforts pass or fail clearance

Does Not Provide:

·        Any professional opinion concerning conditions and/or areas that were not sampled at the time of the Mold Clearance Test

·        A guarantee that the subject property is “Mold Free” or that conditions may not change in the future

 

Post-Cleaning Testing  (only if no Clearance Testing)

Post-Cleaning Testing is designed to determine the effectiveness of remediation efforts and whether mold problems still exist in a designated area where no containment was in place for the remediation effort.

One outside air sample and two samples in each designated area.

            Inspection:

·        Determines success or failure of mold remediation efforts in sampled areas

·        Is conducted is specified areas

·        Includes visual inspection for mold or settled dust and/or debris

·        Collection of a minimum of 2 air samples in each contained area

·        Collects 1 outdoor air reference sample

·        Analysis of samples

·        Laboratory Report detailing the presence and type(s) of mold, if any, found in the samples

·        A written report stating whether the remediation efforts pass or fail clearance
