 HOME INSPECTION – WHAT & WHY:

Buying a new home may be the biggest investment you will ever make.  Having the physical condition of a home inspected by a qualified home inspection service is an important process in home buying.  The home inspection gives you, the Client, knowledge about the home you are purchasing from the top to bottom.  The inspector looks beyond the cosmetics to make sure that the general systems operate properly. The inspection helps to determine whether there are any major defects or system inadequacies at the time of the inspection.  An awareness of the home’s defects will allow you to make decisions regarding repairs.  You will also gain a new appreciation for the positive qualities of the home.

SHOULD YOU ATTEND?

It is not mandatory for you to attend the inspection but it is highly recommended.  Being there with your inspector will allow you to learn about the condition of the home, how it has been maintained and what you may need to do in the future to keep it maintained.  Most Clients find accompanying the inspector a very valuable learning experience allowing them to better understand the inspection results and how the homes systems function.

THE OUTCOME OF THE INSPECTION:

Remember that there are no perfect homes so if we do find problems, that does not mean that you should not purchase the home.  If major problems are found many Sellers will become flexible with the price.  For Clients on a tight budget the outcome of the inspection will also help you determine the costs of future repairs.

Remember, our service to you is primarily one of education.  Our goal is to provide you with a good understanding of the physical conditions of the home to allow you to make a well- informed purchasing decision.  It is also our role to keep our findings in perspective for you, the Client.  Our written report will document the inspection results and can include estimations of repair costs.

Home inspections should not be confused with a homeowners warranty, a code inspection, an appraisal or an environmental audit.
